The largest city in the county of Somerset, Bath is a city of historical significance and known as a wellbeing city since Roman times. Kosy Co Living seeks to deliver a modern and affordable rental option with resident wellbeing and community at its core. 

Proposed Redevelopment for 1-4 Wells Road

Kosy Co Living Bath is bringing forward proposals to redevelop 1-4 Wells Road into a mixed-use development that will retain the existing businesses whilst introducing co living studios with shared areas and co working facilities. Our centrally located scheme will be an attractive rental option for many seeking to live in a community environment with a great work-life balance near the city centre.


The plans include over 400m2 of employment floorspace on the ground level, three upper floors of accommodation comprising 77 spacious co living studios with large communal amenity spaces, and a further amenity area on the rooftop level.

Our proposals also include the significant upgrading and enhancement of the path adjacent to the site, and two key public passageways connecting Wells Road with Lower Bristol Road, providing safer and more attractive routes in and out of the city centre for all. 


Additionally, Great Wine Co and charity Designability currently occupy the ground floor space and it is intended that both these tenants can remain on the site once complete, in modern and upgraded retail and workshop spaces. Two parking bays each will be provided for their use only. There will also be co working space on the ground floor for use by residents and co working members.

Respecting Bath's Heritage

We recognise and value the special character and heritage that Bath City Centre and its surrounding area holds, and our team have worked hard to deliver a proposal which we believe both preserves and enhances this. The design has been informed through an expert design team, with input from local heritage specialists and distinguished architects.


We have had several positive meetings with council officers including the conservation officer. We have also actively engaged in a Design Review Process on two occasions, which was chaired by the Head of Architecture at the University of Bath, to ensure our proposals fully understand, preserve, and enhance the special historic and architectural qualities of the city.

 

The proposals have sought to utilise high quality and local materials, including Bath Stone, with a contemporary design approach founded on the historic uses and character of the area. 

Sustainability

At Kosy Co Living, we have high standards of sustainability, including achieving a BREEAM Excellent rating.


Our design team explored ways our building can be futureproofed in terms of adaptability and sustainability throughout the design process. The building will have heat source pumps and a solar PV energy system, and we are currently exploring bespoke landscaping to provide biodiversity net gain, as well as various in-house technologies to minimise our carbon footprint and maximise energy efficiencies. 


Our co living building will be ‘car-free’ with 3 parking bays only available for loading/deliveries, disabled badge holders and one electric car that can be booked by residents.

24/7 Building Management

Our building will be managed 24/7 by our team including concierge services and security.


All residents will benefit from a free gym membership in our in-house gym facility, and there will be indoor cycle storage available for everyone, encouraging a healthy and environmentally friendly lifestyle. There will also be laundry facilities and a waste and recycling centre.

Our Residents

Co living is very different to traditional housing and cannot be easily compared. It has been designed to meet with changing consumer demands and the growth of ‘generation rent’. There is no upper age cap, however it is designed with young professionals in mind. 


All residents will also have access to communal cooking and lounge facilities, co working space, events, a gym, laundry, outdoor amenity space, housekeeping, and have all bills and utilities included in one monthly rent payment.


Our aim is to create a community, with residents signing 12-month tenancies and we hope many will stay for far longer. There will be no students permitted to live in our co living community, and all residents will pay council tax either directly or included in their monthly rent payment.
